And thank you Jerry K. For the tip. I'm looking at this now. Never thought of it as I'm hardly on LinkedIn. Thanks! We are looking to leverage a fair bit with technology. Already with the 2% mgmt fees, it's pretty tight with maintaining operation expenditures. Do you have any other advices for this? We are studying all options at the moment.
David Krulac , I was in some of those auctions and I had one time when a rich lady kept buying every damn thing that others bid on the auction. If nobody else bid first, she won't compete. Her game seems to be if someone wants it, it must be a good deal. I even experimented with a property that is so dilapidated and off the grid, bacteria will stay away. When it came up, I put a bid and along came the lady to snatched it from me. I brought it up to as high and safe as I can (I don't want to end up with this junk!), and in the end she won. Good luck to her though. Not sure what happened after that. Sometimes I wonder where they got their guidance. And thanks for the book tip!
Thank you for those that contributed to the discussion here. Truly appreciate it. Yes I am fully aware of the many risks and I thank each and everyone here that provided me with the caveat emptor. This is actually not my first foray into the world of tax sale investing and having invested and analysed a lot of the market, I know I need someone more experienced and successful in this industry than I am to learn and gain the experiences. The key here is to have someone more successful than I am to make this work. Tax lien/deed will not be my Fund's only focus but it will be a start. Taking small steps first. :)

Yes I am fully aware of the risks it entails. Thank you for the references that you made. Most tax lien auctions are dominated by huge fund companies and the returns are beaten down to almost nothing many times. However we do know it still holds potential in giving stable returns to the investor, with the right strategy. As for deeds, with the right due diligence (and patience), i believe we can still find good deals to be made. 

Are you only dealing in Baltimore City liens? Did you manage to participate in the one that just ended? or is it about to start? Not sure until i check. How was it?

Hi guys, My partners and I are in the midst of closing on a fund whose mandate is in buying liens and deeds from the Tax Sale across the country, in bulk and we are looking at hiring an American expert in the said field. Fund raised is closing at a very healthy figure with the bulk of Accredited Investors from Asia. Any recommendations? Hope to get some help. Thank you in advance

Dear BP members,

I am looking at partnering with any good and experienced CPAs and real estate attorneys that will be able to provide some form of a reseller agreement with my local Singapore company. My Singapore company will be facilitating investors here to invest in US Real Estate and we already have a couple of investors lined up in the next few weeks. 

The services again are:

1) CPAs
2) Real Estate Attorneys
3) Property Managers

I hope they will be well-versed with foreign nationals and foreign corporations and able to advised on the tax implications relating to the foreign nationals and corporations.

I am looking for a recommendation for Property Managers around Houston / Humble TX area, zipcode 77396 and who specialise with dealing with Investors out of country. I have 4 units of one bedroom condominiums all located on the same complex. If the Property Managers uses Buildium, it will be a great plus point as my present properties are accounted through Buildium.
