@Jay Libowitz I have rentals set up to automatically go into my name after a tenant leaves and shuts it off. Obviously you have to make sure they don't do that and continue living there. But there are ways to prevent that. Such as you have to confirm for it to be turned on. It makes it easy to get in there to fix everything up in between tenants. Good luck,

@Matty Foley even getting less per much by owner financing the seller gets the peace of mind that he will MOST LIKELY be getting rent for 15-30 years instead of 1-2 then have to rent it again. Totally passive income is worth more than semi passive and still having to deal with renting, tenants, maintenance. Offer him a good deal on the first one and he'll be more likely to give you a deal on the next. Good luck!

@Gregory Schwartz I didn't see these pictures. I'd vinyl the heck out of it! Let a good carpenter determine if he even needs to tear the old stuff off, it could probably stay. Vinyl saves you on paint. Still $17k is close to the right pricev

@Gregory Schwartz is that wood lap siding on the second story, what I would do is make sure the wood still looks pretty good, replace any rotten boards and repaint with a fresh color. Factoring in replacing any rot, including potential rot in the sheathing behind the siding (unlikely) caulking and painting I come in slightly below $17k. Obviously our markets are probably different but $38k is no doubt too high. Sounds like someone who has too much work lined up and just threw a number out. Good luck! My name is Noah Smith, I have marketable knowledge of realistate, investing, flipping, renting. I'm also a professional carpenter, and have in depth knowledge of most any aspect of home construction and renovation, including, connections to professionals in most fields connected to realistate. I'm currently interested in medium to light repair single family and small multifamily in the north Alabama region.

I'm mostly in need of investors/ financial partners prepared to go in on rentals. I've made a few deals including sfh and mfh, and so far have done every aspect on my own. I'm interested to speak with anyone in my area.

@Noah Smith update. I found 7 properties of the ladies. 13 Units 6 currently rented. After thoroughly inspecting all the properties I've give her an offer with ownder financing she accepted so my payments will be around 1250 a month. I thing that's pretty good considering the 6 units already pay out 3000 a month. So as soon as I get the others fixed up and rented I'll be positive cash flowing nearly 4000 before expenses. Crazy for my FIRST cold call.

@John Teachout seriosuly! I've thought about the owner financing route. And it seems to be the perfect way to go. But you're right it seems as if I've stumbled upon a gem and dont have the equipment to excavate it! I'll post updates if anyone is interested. Im just excited that one of my first cold calls could get me somewhere. If I need to I have a list of people I know that might would be interested in financially investing in a deal. If my novice self can put one together. Wish me luck.

@Rene Doyle I'm content with walking away with 2 properties on this deal. But if I could manage to finance the whole portfolio. Allowing her to avoid the upfront capital gains and me being able to avoid raising all the funds up front. Seeing as they are all rented out at the moment. I'm meeting her to build a relationship without trying to create a deal. I'm a fairly new investor. With only a few very small deals under my belt. This just seems like a whale of opportunity and I'm not sure how to handle it. What would you do?
