@Whitney Hutten ill have to check on that. I knew I may have trouble with it, but I do have a good relationship with a local bank. So they might.

I have a house I bought for $12,000 I've done around $8,000 of material plus sweat equity to the property and made it worth around $60,000. Should I try to refinance and pull equity out. Or leave it owner financed and cashflow a lot.

@CL Tumlin real estate is a good investment at any age. There is right now cash flow if you buy currently. And over time appreciation that you can profit from. No age is too late or too early. It's not debatable. There are ways to make it work great for anyone in any situation.

@Chris E. Ive done the exact same thing on a boat house. That will work. I used a come along. It's a little easier to use. Just make sure your ends are secured very well, have boards cut and ready to temporarily hold it in place while you frame. Make sure you use plenty of screws/ nails and if you build a wall osb is your best friend when it come to keeping it square.

It wouldn't hurt to pull it and drive stakes into the ground with a 2x4 holding the wall in place (left side of picture) after you get it ratcheted into place. Good luck be careful.

@David Denzy if you have plenty of Hussle you could make it happen, BUT you don't want to get a reputation for saying something and not following through, best bet make sure you have a clause in any contract making it easy to back out, or always have a backup plan. Or perhaps find buyers that want specific kinds of properties and try to find them. (Be careful make sure your not breaking any laws)
