If you have a truly excellent property, you want to get into their shoes to see what it's worth to them before negotiating away a great deal at a lower return than you could get.  Myself along with many others in this forum are short-term real estate investors.  I also run a property management company- similar to Sonder- where I help landlords earn more money from their rentals and take the headache out of managing the guest part.  Sonder's model is more to take Master Leases on larger buildings; Im not sure if they are doing individual units, but likely if its a good property they will.  If you'd like to chat more, feel free to private message me.  Perhaps a smaller operator like me could get you a better return than a large, less personal company.  Best of luck!

VA's are great- I used onlinejobs.ph and created a posting- make sure you put a lot of detail into what youre looking for and be prepared to go through hundreds of resumes. The more fine the filter, the less you'll have to wade through. its worked very well for me - like Brandon they run my entire business- I have 6 currently and am looking to double that by year end.

VA's are great- I used onlinejobs.ph and created a posting- make sure you put a lot of detail into what youre looking for and be prepared to go through hundreds of resumes. The more fine the filter, the less you'll have to wade through. its worked very well for me - like Brandon they run my entire business- I have 6 currently and am looking to double that by year end.

I use AirBNB, HA/VRBO, and booking.com--- 

AirBNB- 95% of my bookings

Homeaway-4 % of my bookings (i increase the price by 10-15% from airbnb and sometimes even 20% or more and still get an occasional booking)

booking.com 1% but I increase price by 30-50% and still get an off booking which makes it worth the effort.

AirBNB for me has been by far the most successful and attracts the most savvy guests who "get it".  Homeaway has been tougher, and booking.com can cause headaches with constant cancellations since it caters more to hotel-type people.

@Chuck Kramer  Thanks for the reply and reco.  I would love to hear more about your experience with Evolve.  I am about to launch a value-driven cabin rental company and have heard people give mixed reviews of Evolve.  I also believe we do provide a much more comprehensive service (Handling the 360 degrees of the rental), although we cannot match their low 10% fee (We are 20%).  Since we are just starting, we would love to hear about potential clients' experiences/ highs/lows with other operators.

PS-- I do have all of my properties on VRBO, Tripadvisor, and Booking.com as well.

I bought a gas one with honda motor because they last longer and are just better.  You can get one on Amazon for $500 or so.  This is the one i bought

I run an AirBNB management company.  I can probably get you a bit above the 20% above market rent depending on the unit/ location.  Happy to run the #s for you if you'd like.   I operate out of New York City (the most strictly regulated market in the world) and thus we are extremely efficient and hit 5-star reviews >90% of the time.  PM me if interested.

@Chuck Kramer hey yeah I do use VRBO but I am much more familiar with AirBNB so I've been using mainly that.  Do you just equalize your price across both after factoring in the 8% VRBO markup?
