@Ilan Levy-Lambert  @Joe Vastola I believe it has to be coded class B dwelling still.  I rent in NYC and its extremely risky and very hands-on.  Wouldnt recommend it for the faint of heart; furthermore, even if you're technically allowed (<3 home private dwelling), the judges who are enforcing laws are supposedly doing so with very little knowledge and people are getting in trouble.  there's a forum on facebook for NYC professional hosts- join and see the discussion

I',m using yourPorter-- cheap as can be. $5/month per listing and syncs calendars and messaging.  low functions but decent interface and cheap.

Same here-

I have 6 units in NYC and dont have any legal structure set up and so am trying to figure out how to minimize my taxes given all my expenses to get them set up.

Can you explain exactly what is your situation? Do you already have a legal structure in place? What are you using? Any pertinent details to help me/ him on this convo wolud be great. (Im new and have several short term rentals in NYC and looking to start buying and diversify; but buying in areas with STR markets specifically) happy to connect! thanks, N

Try to book one yourself.  see what you can negotiate the renter down to; that will help determine your lowest price you can get.  here in NYC we can get 2x our rent in airbnb revenue.
