HVAC: ACservicetech and grayfurnaceman on YouTube. Learn how to use a multi meter to diagnose basic electrical issues and air flow issues. Those will be your most common issues. Leave the refrigerant stuff to the pros.

You might be able to zone it and have two different thermostats. You’d need a professional to do it.

You’re going to want a multi-head System. One fan coil for each bedroom plus one for the living area. You’re looking at well over $10k. -HVAC System Designer.

Hey folks, New investor here from Oregon. About to close on our first deal and I have a few questions about how to proceed. The plan is to live in it for a year while fixing it up and rent out two of the bedrooms to help finance the rehab costs (college town), then rent it out. We expect an ARV of 230K with roughly 40K in equity. Would it be unwise to use a HELOC as a down payment on one or two other properties? I am also quickly realizing how much time and energy is involved in finding good deals in this market. I don't plan to quit my 9-to-5 anytime soon so I think I'm going to have to rely on wholesalers for most of my future deals. I was hoping some of you could provide a solid list of "do's and don'ts" for a new investor looking to network with wholesalers. As wholesalers, what are your biggest gripes and frustrations with inexperienced investors? The last thing I want to do is waste anybody's time or develop a negative reputation. If I'm going to work with a wholesaler, I want to be as reliable as possible. Thanks in advance for your help.

I am an HVAC service tech in the Portland Metro area and one of my coworkers regularly purchases HVAC systems from parts suppliers in the area. These are systems that had a couple dents or dings during transport and are sold at significantly discounted prices. He is selling them for well below wholesale. These are unused HVAC systems with minor cosmetic flaws. Hit me up if you would like his contact information (I'm also looking for experienced investors with which to network...fair trade?) Edit: I sure hope this doesn't violate the terms of agreement for BP. I couldn't find any information indicating that it does. If I am violating any of the rules by posting this, please let me know and I will remove it.

Thanks for all of the words of encouragement. Nothing but support and positivity thus far. Jay Hinrichs I assume you are referring to multnomah, clackamas and washington counties. I was planning to focus on yamhill, Marion and Polk counties, but wouldn't pass up a good opportunity either. I really appreciate the advice.

Hey folks! Newbie/future investor here. I actually live in McMinnville, Oregon but I work as an HVAC/R tech in Portland so I spend a lot of time on the road inadvertently driving for dollars. I've been to a couple REIA meetings in my area and was pleasantly surprised by the warm and friendly greeting I received. I can't wait to attend more. I found biggerpockets.com through the podcast. Love those guys. Anyway, short term goal is fix and flips via the BRRRR method and long term goal is buy and hold on multi-families. I just figured out how to find probate estates through my county circuit court as well as finding absentee owners via the tax assessors office website. I guess my next step is to put together a direct marketing campaign, secure financing, etc. I'm really excited/anxious/nervous to see how the challenges that follow, play out and I'm looking forward to getting to know as many of you as I can and hopefully adding value when and where I can.
