WHOLESALING DIRECT MAIL CAMPAIGN

Hello Bigger Pockets Community, 

I am looking to close my first wholesale deal here in Yakima Washington. I have a small list of buyers. A list of 50 properties I created from driving for dollars and a list of 15 properties that are for sale by owner. I have the names of all the owners. I am going to send out my first round of hand written letters. There has been a lot of debate about what to or not to say in these letters. Would some of you members mind sharing with me what has worked for you in your direct mail campaigns?

I am using the county records to find the home owners names now, but am unsure how to find where there residential address is if mail is to get returned to me. in that situation how do I set up for the mail to be returned to me. Also does anyone have a suggestions on direct mail services? 

Lastly, I would love to meet other individuals real-estate involved individuals in Yakima!
