We wanted to invest in a property in florida where we can visit in winters for a few weeks and use as Airbnb for the rest of the year.

Looking for recommendations for which areas in Florida are worth investing? Have looked into Miami (brickell area), multi family homes in Miami, Tampa, open to other places too like Ft. Lauderdale and Panama beach or any other recommendations.

Does anyone have experience of going directly with the lender like Providend? We always go through an agent who have their own fees. This time we were thinking of directly going through the lender as we already have 1 loan through them and everything is online.

Thank you all for your replies! We decided to go ahead with the repairs. if we don’t get the expected selling price then we may hold off and sell it later when the interest rates are lower.

We are fairly new investors, have 3 rental properties. We are about to sell one of the property. When we bought the house as per inspection there were some minor repairs needed but we did not get them fixed at that time( about 2 years ago) just fyi it was a cash down for approx 138k.

Now our agent is saying to get those repairs done which will cost us about 2k. Is it a worth to get those repairs done or should we sell as is? The selling price should be approx 170-180k right not for the same house

We are kind of new investors, started out last year. One year is about to end on one of the properties. What should be the general annual increase rate in rent? And if we want to give the month to month option how much is the difference between the annual as compared to month to month?

We were also thinking on similar lines. We bought 3 homes, 1 cash and 2 on loans. With the closing costs and appraisal fee it did not feel like a great deal, and were wondering if it’s worth to take loans? Although there is decent cash flow on all of them.

We recently purchased an investment property and it came 9k lower in appraisal. Both us and our agent feel that the appraiser did not do his job well. The comps that he used are of houses 10-12 years old whereas that the one we bought is only 4 years old.

The appraiser chose 2 comparable sales that were considerably older than the one that was being valued. Although they are located in the same neighborhood, he made no adjustments due to the age of those homes.

We have sent those listings to the lender and the appraiser to reassess.

Also approached the seller but they don’t want to reduce the price at all.

Any advice?

So we just bought an investment rental property in the name of our trust. Our management property person is asking if we want to rent the house in our personal names or the trust? Which one is better or it doesn’t matter?
