@Matt Ziegler thanks! That’s the first thing we told our renters to do. But they are scared of talking to them. Looks like they have other people also coming over to their home and having kind of a weed party every now and then.

And weed is not legal in NC.

We have a townhome in Raleigh which has been rented to a nice couple. They are facing issues with their next door neighbor who uses weed and the smell of it is coming in their home too from the vents, which is causing them lot of difficulty, breathing problem etc. We reported this to HOA but they are not doing anything. The couple don't want to talk to the neighbor directly as they are scared.

Has anyone faced similar situation? Should we report it to the cops?

@Ronnie Galindo thanks for reply. We do have some reserved to buy more properties but fir next investments we’ll be taking a loan and paying 20% down. Since we just bought this property we will wait for some time and see how it goes. It has appreciated by about 12% in the last couple of years and hopefully it will continue. We will be maintaining ourselves.

So we recently purchased a townhome in Raleigh (2004 built) for 132K (all cash) and it is currently on rent for about $975/month and hoa is about $100. The lease will expire next year so we cannot raise the rent (although the rental in that area is around $1100). The inspection as expected came back with some defects, nothing major as termite but some leaks in faucets, hot water not coming in one bathroom and other several issues.

We were wondering if it was all worth it? Since it was our first investment so we did not realize what we were getting into.

Apart from Durham and Raleigh what other areas are good for investment for rental? I heard from a few people about Knightdale, Pittsboro and Holly Springs. Is it true and why? Does anyone have experience in these areas?
