Thanks. The reason why I'm asking is I want to make sure I will disclose all the cons to him as well and help him to understand it. I don't like to trick anyone into anything.

Hi,

I need a real estate lawyer in PA who did subject to deals before.  Philadelphia area, Chester county to be specific.

Also have a question. If I take over the loan, does it mean the seller can't borrow any money anymore if he wants to buy a house in the future, since the loan is still under his name?

Due on Sale gives the lender the option, but not the obligation, to call the loan due. Attorneys ensure proper disclosures are given and state requirements are met.

I'm interested in buying a foreclosure in Chester county, PA. Buyer needs to take care of the U&O.

Never did it before, how long does it take to get the U&O or does it depend on how many repairs needed?

Where shall I go to get it? 

Also the earnest money requested is very high. How can I make sure I can extend closing days if I cant get U&O within the 30 days of time period so that I won't lose the EMD?

My rental property tax increased almost 7 times this year. I urgently need one to appeal the property tax for 2023. The house I bought priced dropped $40,000 since I bought it last year.

 You are right. Since many landlord asks for 650+ based on their own personal experience. I think I will simply stick with the same rule just to be safe.
