Hi,

I set up my 1st LLC this year for a rental and start to realized that I can't do the eviction by myself anymore.

How much does is cost to hire a lawyer for a eviction in average.

Anyone knows any eviction lawyers that charges a flat fee for it in Montgomery County or Chester County?

Tenant has 2 Seames cats. 

I just replace the whole house with laminate floors. I' afraid the cat pee will ruin the floors. 

Anyone knows if Seames cats are clean? Are they easy to train ?Do they pee out of the litter? 

Also how much pet damage insurance I should ask them to carry or do I just need to make sure their renter's insurance covers pet damages?

The misc. fees from recording, deed prep, notary etc. may differ slightly but usually not enough to make a meaningful difference in your transaction costs. When I hear investors on BP seeking "investor friendly" title companies or title companies claiming they can "can close any transaction", that usually means they are looking for or working with aggressive underwriters. Remember, the title company is not making the decisions on whether they can or cannot insure the property or whether there are title exceptions, this falls back on the underwriter. At the end of the day, this is an insurance policy and you are the insured. When you take out property insurance, you probably avoid the polices with a lot of exceptions. The same should hold true with title insurance. The insurance policy is intended to protect you, but most forget this and are focused on going with whomever will insure the wonky situations investors are more inclined to run into than the home owner buying a home.

I would like to find a title company that works with investors a lot. I guess that's what I meant.

 we use protitleusa.com for all of our searches. PA has a ton of title companies in the state, so I am sure there ones that can also assist with getting a policy. If its a tax deed foreclosure that may be different as typically in most states you would have to go throught quiet title. but if its a mortgage foreclosure you should be able to get title insurance.

Chester county, PA

Questions about Chester county foreclosure DD. 

Couple of questions: 

1. First mortgage started foreclosure, but it has couple of municipal liens on it. Will this be wipe out after the sheriff sale?

2. Current owner divorced. How do I check if he owes child support? Chester county ask for the person's SSN to check if he owes child support, But there is no way I can get that information. Do I need to be concerned about if he owes the child support or will be be wipe out after sheriff sale?
