Hey guys! So there's this property my partner and I are thinking about buying in Philadelphia, PA, but it's got a few thousand in delinquent taxes. Is it our responsibility to pay those at closing? Does the seller have to pay them? Is there a way to negotiate the price down because of this?

Let me know all your input; I'd love to hear it!

@David Bokman Hey David. Okay, I see. So what about the deals made you allow those 2 people to use a loan for the off-market properties you had then?

Hey guys! So recently, I haven't had much luck stalking Trulia, Red Fin, Zillow, and all that for deals. I've probably seen every listing in the Fishtown/Kensington/Port Richmond area of Philadelphia a billion times.

I was wondering, if I were to start looking for off-market deals, do these deals sometimes allow for mortgages, or is it usually cash only?

Hey everyone!

So my partner and I were looking at this property in Philadelphia. Everything looks good, but we did notice on the outside a set of those star-shaped bolts. Should this be a huge concern/is this a red flag?

I know a great deal of row homes in Philadelphia have these, and I never really thought it was a huge concern, but I'm interested to know what other investors or potential buyers might think of it.

@Don Petrasek Thanks, Don! I'm interested in areas like Coventry Village, Ohio City, and things like that. Areas with things to do, good purchase prices, and room for us to appreciate their value, etc.

Hey, everyone!

So, my partner and I have decided to go for a multi-family in Cleveland for our first deal (we plan on house-hacking). We live in Philadelphia at the moment, but we're planning to head out there soon. We wanted to get started on the searching process before we get there, which led us here!

Does anyone have any knowledgeable, honest real estate agents in the Cleveland area that they could recommend (or are any of you one yourselves), by any chance?

Anything helps and is appreciated :)
