@Kristen Bouvier Scoville Thanks ! I did find out from the city housing that the rule of thump is two persons in one bedroom and one in living room , this is probably pre-covid. But it seems a lot potential on rent if I can get rent one room to two persons after covid . Then the problem could be parking if every one drives

Thanks @Raju Balakrishnan! Cash out refi probably is the better way to do it with lower interest rate. The only thing is that I'll have to wait for 6months.  And before that,  I couldn't think of anything else has a better rate.

I just refi'ed my primary residency in August, now I want to buy a new construction that will be ready for move in in Fed,2021. I don't have enough down payment so I'm thinking to refi my primary again to cash out for the down payment. Since I 'll have to wait another 6 months to refi again, for the time being , shall I get a HELOC for the down payment and then pay it back once I refi ?

@Will Gaston Where do you advertise your student rentals? Are you able to only accept student applications? How to state in your ad that it's not co-ed like you can only accept female or male at the moment without the discrimination concerns?

I'm interested in student housing too. Where can I find the related ordinance such as if there is a limit on unrelated persons living in a house? Is that City?

It seems they don't have any disclosure and some special T & Cs. Not sure if I need to be careful giving an offer to those property. Thanks Nina

I read some articles about Self-directed IRA and I found out that you have to use solely IRA to buy a property and all future repair expenses have to take from IRA. So you will need to a lot of fund in IRA. Not sure if those info are correct. Thanks. Nina

I'm new to REI. I was looking at Merced a little bit. There is a UC college there so was thinking to invest student housing but saw so many rental there. Not sure how is opportunit there. Any ideas? Thanks Nina
