Sometimes I'm not sure if the landlord's contact info I was provided is fake or not. Just like the 2nd applicant, the supposed owner I talked to doesn't know what a LLC is while the county record shows the owner is a LLC. But I couldn't find the contact of that LLC to verify the applicant's rental history.
I do think that great credit score doesn't equal to on time rent payments. Late payments on rent don't show on credit report. I figured that if the bank statements show rent payments and on the 1st day of each month, then that's pretty good sign for future on time rent payments.

I'm screening applicants for my rental. Actually I have had two applicants so far with great credit scores but couldn't provide bank statement showing rent payment history. I went by the addresses showing on credit reports and asked them which ones are rentals and the landlords' contacts. The 1st applicant told me those addresses are either her grandfather or aunt's houses. The last address was a rental but she couldn't give me landlord's contact.
For the 2nd applicant, her credit score shows 770. She said she paid all rents in cash. When I asked her to provide the bank statement showing the cash withdrawn, she said she keeps cash at home. When I called the landlord (the contact she provided), the landlord was all over the place too. She told me she owns the house but when I told her the county record it's under a LLC. She doesn't know what LLC is.
I'll pass those even their credit scores are great and their income are 3x the rents. I found out those two factors still couldn't guarantee they pay their rents on time.
Anyone have the similar experience?

@Joseph Hammel That's my concern too. But if the premium increased, are you able to shop around for other insurance providers?
@Bruce Woodruff you are right! Lesson learned here. When you pick an insurance policy, where do you normally pay attention to? In this case, my insurance got declined, so I have to go to other options.

@Kevin R. I never had this situation before. I'm not sure if I should hire an attorney to file the small claims. If I do it myself, I will have a tough time to locate where the tenants are now to serve. Let's say the judgment is made and tenants don't pay, who can put garnishment to their wage ? And I have no idea if they file the bankruptcy or not. Thanks Nina

@Jason Bott I didn't read the whole insurance policy when I bought it. My claim was declined because the policy states : Property not covered: Loss caused by a tenant... I guess it was my fault that I didn't see this . I did ask for a policy for rental property but it seems this policy wasn't really a good for my purpose. I'll need to talk to my insurance agent Monday for my future concerns...

I just found out that my insurance policy type DP3 only cover the theft after the property is vacant for 30days. When I asked for insurance, I asked for a policy to cover rental property but I didn't know all those intricacies... Anyone know more about the insurance policies for rentals?
Now I'm trying to file small claims. I quoted one attorney office and they said they will help with prepare the small claims and serve. Anything else do I need help from attorney after that? I'm new to this type of situation. Your thoughts are very appreciated.
If tenants are potentially filing bankruptcy ( not sure if this is true or not, they have been lying on many things), what could be the chance for me to get any money? I know the person signed on the lease is a nurse and where she works. But it seems like she rented my property out to someone else . not sure if they are her family or not. I should've performed some regular inspection during the lease.

@Account Closed Does Recover the property mean that my ex tenant may return my personal property they stole?
@Kevin R. When I filed police report, the police asked me if I wanted to have them arrested and go to jail, I said I don't know if it's up to me, I just wanted to have my stuff returned. The police said he is not sure if this is a civil case and how much he can do... I will contact the law office that helped me with 3 day notice to consult me on this. Will this get to garnish the tenant's wage?
This is the first time for me to get into this situation. A little confused how I stand to get the money and lost property back...

Thank you @Account Closed for the informative reply! I'll file with Insurance company. The tenant mentioned she was filing bankruptcy. Even she didn't provide any proof, I think the chance that I can collect is very small. So maybe I might not file the small claims. I'll see. Thanks, Nina

This is the tenants didn't pay April rent and we sent them 3 day notice. They moved out on 4/30. This was rented out as furnished house with fridge and furniture. When we came in after they moved out, we noticed they took our fridge and furniture with them. They didn't leave keys, fob or garage opener either. We called the local police department to file a report and asked Police if they can call tenants to return my personal property. The police did call but with no response.
The total worth they took is about $4000 and they also owed about $1800 utility charges. Shall I do a small claims at the court or I should talk to insurance company to see the $4000 can be covered.

@Drew Sygit $1800 of utility expense are accumulated in the past months. They were paying the rents before April but not the utilities. They didn't respond to me when I tried to collect that. So I sent them a notice of not renewing the lease in the end of May and thinking to use the deposit to cover the utilities. Then it came to this bankruptcy filing of tenants. You are right, I should ask for the proof of bankruptcy filing. Who knows if they are lying or not. Thanks Nina
