I went online and just downloaded the NC Residential Lease Agreement. Just google it. It is standard and all you do is fill in the blanks with address, tenant name, rent, deposit information and you also have the option to add any other disclosures.

Yes, we just closed on a home in Henderson yesterday. We live in the Wake Forest area and have really started investing in the Henderson/Oxford area in the past 3 months.

 My friend actually started investing there and has bought a few rentals. Competitive but not too bad depnding on the location. Both inside and outside the area. Hasn't been too bad. I plan on making a trip out there soon so definitely looking to connect with others that do buy and holds.

 Yes, you can get them for investment properties. You need to find a small bank. Currently doing business with a small bank that gave us that option. They do not advertise it but yes, it can be done for investments.

In North Carolina one spouse can be on the loan but when buying, they will need your spouse to sign the deed as security . Even buying a cash property we both had to sign. We have properties in LLC and some in just my husbands name. So yes you can buy any properties you want but she will still have to be on the deed. However, when selling you will need her signature to complete the sale.

 Hey. Not sure if you saw the newest podcast. Brandon and Josh had a CPA up there and while he could not answer everything he really did a great job distinguishing the difference, when its a good idea and when it really does not matter and which to use to maximize profits. It definitely helped me determine the best route for us.
