Hi I'm looking to hook up with an honest and reliable Realtor that specializes in investment multi unit for the Cleveland OHio. If you will not be able to take your time to respond to text and emails and help me navigate the good and the bad area please bypass my request. Spoken to so many realtor who promised bells and whistles just to go ghost on me by day 2. I'm out of state and really need one that is reliable and honest. Thank you

The wind isn't blowing as strong into the ARV sails. Meaning you can't assume appreciation will fix a bad budget or poor money habits. Investors have maximized that aspect for years. Get serious about your numbers, savings, and strategy then make a property work for you. Just assume 9/10 properties will not work for rentals or flip strategy. Narrow your search. Narrow you expectations. You'll start seeing opportunities. I started with zero experience and about $30k! 


Hey Jaron, thank you for the words of encouragement, I'm working with a realtor now and I'm waiting on that good deal you mentioned by using the Bigger pocket analysis to decide. I have an approved conventional loan for 100k and it's a matter of finding a duplex that can help me with at least a 10 ROI if that's even possible.

What is the least amount you spent on a property?  I've been looking at properties in 50k but they say those are only D and F class properties would you agree, Is it possible to find Diamond in the desert? If so what was your plan?
