Hi Jeff, thank you for the wealth  of information provided. Would you say it is risky to try and purchase an investment property outskirt, like 1 to 2 hours away from my residence? Some have said yes because its my first property so I need to be close so I can learn how to manage it before giving it to a PM. Some have said its ok just rent it out and give it over to a PM. ????. what area would you recommend for my price point? (125k) conventional.

Hi All, need help figuring out a strategy to invest in my first property. We have just been approved  130k to purchase our 1st investment property. reading the Rental Property Investing by Brandon Turner now. My husband suggest we purchase a condo but I'm scared of the fees that may eat up my profit. Do we wait and save more and pass up the loan apprvl or do we purchase a condo to not miss thus opportunity? 

If we do purchase the condo, how do we go about chasing a good deal that won't chew up our profits? What do we look for before purchase? I'm so fearful of the horror stories I've heard of condo investment with crazy mgmnt. Helpppp please. I say we wait and save. my husband says take the loan purchase a condo to later refi or sell to build capital.  IS it a market where we can low ball an sales price? Your thoughts?????
