someone that just called asking if i would consider a single lady with a 13 year old boy. She doesn’t have a job, but is on disability. Also, she’s closing on her house soon where she will take away $110k.

Doesn’t have great credit.

Says she will pay 6 months up front.

She is not disabled but on disability.

Questions:

1. Should I keep her on rent ?

2. Is it easy to evict if she doesn’t pay rent considering she is on disability?

How do I find a wholesaler?

What do I talk once found? If we interact with wholesaler, do we still need an agent ?

Once they say the asking price do we negotiate??

Where exactly in Georgia is good area for BRRRR ? Any realtor who can help me with it and the minimum downpayment. I would appreciate if they have good core team to support on the way of rehab and refinance.

I am new to real estate and new to BiggerPockets!! I need advice on which is the best place to buy a rental property (preferably quadraplex or house flip)

My down payment is limited to 40k max. Also looking for realtor in the suggested area.

After reading multiple blogs I came across Florida , Texas, Georgia, Ohio as few good places to buy. But I am unable to narrow it down and have 0 contacts in these area. Also for the downpayment money I have , I don’t think i can get anything.

Please help!!
