Suggestion needed - should I keep her on rent?
Area - San Marcos, Texas
someone that just called asking if i would consider a single lady with a 13 year old boy. She doesn’t have a job, but is on disability. Also, she’s closing on her house soon where she will take away $110k.
Doesn’t have great credit.
Says she will pay 6 months up front.
She is not disabled but on disability.
Questions:
1. Should I keep her on rent ?
2. Is it easy to evict if she doesn’t pay rent considering she is on disability?

We require proof of steady income. The rent cannot be too high of a % of their monthly income. A lot of people struggle to manage their money. So that $100K could be spent really quickly and then you're in a tough situation. Good luck!
