Hello, I’m trying to get clarification on where the “no-evictions due to Covid-19” currently stands.

I rented my SFH home out last year. The tenant has not been the best at paying on-time. Now, the tenant isn't paying at all stating Covid as the reason. The property is located in the city of Sylmar.

Here’s my question:

Can I submit a 3-day notice, and if they do not pay can I move forward toward eviction? Again, this is a single family residence.

@Yi Chung Chen I offered several options including a repayment plan which they refused to commit to because of COVID. I've even sent links on assistance programs. They were new to California and said they are just overwhelmed with everything. Meanwhile, my mortgage is still due.

Any help would be appreciated. I have a tenant who hasn't paid rent since March. They have notified me that their income was reduced due to Covid-19. They sent me an email stating that ”they know their rights and do not have to pay and cannot be evicted”. Anyone else with this problem?

I've done both. I live in the Los Angeles area and have a few rentals here. I also purchased a few rentals in my husbands' small hometown in Texas. Based solely on time, effort, and profit (TEP) I was far more successful with my Los Angeles properties. Being an absentee owner was VERY difficult. I lacked the knowledge on how to be an absentee owner properly (yes, that is something that needs to be learned) and I learned it the hard way. Feel free to reach out to me, and Ill shared all the knowledge I gained in both scenarios. Hope this was helpful.

We’ve gone through a similar situation at one of our rentals. It turned violent, and litigious. No deal is worth your peace. All money isn’t good money. If I were you, I’d do one thing more; I’d go back to the house and respectfully as the neighbor to clarify his “keep it white statement”. Once you have clarification, and your 100% sure he’s a racist, you can walk away with your conscious clean. Ignorance is the worst neighbor!
