I am very curios to see where the market is moving. However I do not like just to watch. What do you guys suggest during this period of low inventory and interest rate that are increasing? Should you invest and locked the interest, in case refinance it if it drops or keep it if increase, or what do you suggest to do or what are you actually doing?

Hi, I bought my first rental property with an LLC. We are three partners. What should I do to finance my second property? I tried to speak with some small banks about a cash-out refinance on the first property (we own 100% equity). They told me that we are not approved because we do not have enough personal income.

Moreover, I tried to speak with two private lenders for a loan (not a cash-out this time) and they told me they do not give loans to LLCs. What should I do? Do you guys have advice?

What are the constraints to getting the money? 

Is it your income?

Is it your existing debt?

Is it the down payment?

Is it your credit score?

What will the funds be used for?

Once you answer those questions, then the BP community can truly give you advice.


 I bought with other two guys a condo back in march 2022. We were able to buy it as cash deal. Now we would like to go for the second deal. We are trying to understand what is the best solution for us. All of us is 22 years old, two of us are international, and none of us a very high income. It is very hard get a mortgage from the bank.

Hello everyone

I am an international student, in Saint Louis (MO), I’m 21 year old, therefore with an F-1 visa, without credit history nor an internship. With my roommate and another guy we decided to write a business plan on a project regarding the acquisition of condominiums for international students. Playing with the soccer team we have a lot of contacts so it would be an excellent networks. Therefore we are not worrying to find tenants, moreover with contracts that are also quite long.

However, a very important problem arises, how do we manage to find financing? Which one you believe is the best path to take?

Hi everyone. I’m an international guy, I’m 21 and with other 3 friends we want to start buying houses. We were wondering what kind of experts we should surround ourselves.

Moreover we don’t have enough capital, so we will probably go around looking for investors. Do you guys have advice about it? Like legal paper or something similar.
