It's a great time for FHA buyers because the homes that are on the market now aren't being picky about the type of buyers/offers they get. For example, trying to get a FHA offer accepted this time in the last 2 years would have been near impossible due to sellers having their pick of the litter of offers with higher down payments.

Before speaking with a Realtor, however, I'd recommend doing your research. 

Check out a 3rd party listing site (Zillow, Realtor.com, Redfin, etc) to get a feel for active inventory and recently sold comps. Next, run a simple Google maps search for areas of interest to get a sense what is nearby.

If you are not sure which areas to begin looking for properties, HERE is a list of top 100 U.S. housing markets from the Journal of Housing Research that I found to be pretty interesting and helpful.

For house-hacking with an FHA loan, you might want to check out this list of major metro areas showing which markets are best to own in. 
*** Disclaimer: I read both articles & studies back in July so rates were a little lower and I'm sure some of this info has since changed.

Once you've selected a market or couple of markets to dive deeper into, reach out to a Realtor. BP's find an agent tool is awesome.

I am an educator and a notary signing agent who is looking and ready to invest in properties in Pennsylvania/New Jersey. This is my first time investing so I am open to advice on the best and most lucrative areas to cash flow, and willing to speak to realtors about the process of investing. Seeking knowledgeable realtors for guidance and opportunities. Ready to purchase once the $$$ makes sense.

We are in eastern PA, Lehigh Valley / Allentown Area and its one of the few places in the state seeing positive population growth and a rapid influx of people under 40yrs old. (All Metro Statistical Data). Heavily sought after by investors for this reason and others. Although the market is still quite hot - but cooling- we are seeing many opportunities for investors of all levels. Please let me know if you'd like to connect and discuss more.
