If you're fairly new to RE, I would recommend both starting by reading books that BP has (you can find on Amazon) + posting in the PA forum to find a local agent who has worked with first time investors before. 

Working with an agent will help a first timer build out a network much faster vs. trying to do everything on your own.

I am an educator and a notary signing agent who is looking and ready to invest in properties in Pennsylvania. This is my first time investing so I am open to advice on the best and most lucrative areas to cash flow in Penn, and willing to speak to knowledgable folks about the process. I am not looking to move to Penn, but only to generate cash flow. Any advice would be greatly appreciated.
