For sure consult with a Real Estate Attorney, but most probably, what I am saying is what the attorney is gonna tell you!


 They don't have clause that we can't, but they don't have a clause that we can. it's ambiguous. They just said "no".

Hi friends!

I'm in Snohamish County, WA. I have confirmed with the county that an D/ADU is permitted on the property. The HoA says no. Here's the thing:

- State and local government permits ADU's and the structure we want to build is compliant with all the rules/guidelines

- I called the county to confirm that this particular property would be allowed. Answer = yes

- The 2-car garage structure is already built... we'd be adding on to it (700 sq ft on a 2-acre property!)

- the original house permits had "guest house" permitted in 1990, but not built

- There are 2 other houses in the neighborhood under the HoA that have D/ADU's

- The CCRs are non-specific, allowing for "accessories structures, such as garages and shops".

Has anyone had this problem? Or have tips on how to handle or pointers to documentation on my rights in this matter?

One of the points in the book was that everything we do has problems, but it's important to pick the problems that we enjoy solving day after day. I don't enjoy these problems as much as I thought I would. And for me there are higher leverage points for my time and money that I do enjoy. It's a great business and these properties are great in the long run. Just time to simplify my life.

I have three properties (4 doors) in Euclid. I'm done being a landlord and want to sell, ideally all together. Anyone have any tips on how best to do this?

I had the SAME problem with Northpoint! Cost me >$10,000 in repairs! And, they are impossible to get a hold of! I have terminated with them and cannot get any information from them about the funds returned to me, fees, anything! SO BAD. Beware!

I'm not THAT person that posts negative reviews. Generally, I believe that people try their best and mistakes happen, but this property management company has been nothing but a cost to me. I want you to avoid the same fate. I won't go in to all of the details, but suffice it to say that they have cost me thousands and thousands of dollars due to under management. Their under management cost me two events with VERY costly repairs and they did not stand behind their services. And, they are IMPOSSIBLE to get a response from. I have 5 doors under management there.... maybe I'm not important enough to them, but I pay them for a service and they are not standing by it.

There was a great property manager there that I finally found and things were great for a while. He moved on (and I followed him) and since then I have been unable to get any response from Northpoint. I have no idea what they've done with my money or the keys or.... I have tried multiple times to get a response, all the way up to the VP! Nothing.

Please don't fall in to the same trap as me. Avoid Northpoint.

I have 3 properties in Euclid. All are stable, managed and income generating. Two have been remodeled. I'm looking to sell them as a portfolio, cash offers preferred. No gimmicks here... Just looking to free up funds and get out of the landlord thing.

- Two properties on 250th

- One property on 236th, Up/down

Hi community,

It's been a while since I've been here. Question for you wizards of real estate!!!

I have 5 rentals in Cleveland, one of them a house. It's been cash flowing well. We don't love being landlords, but it has been stable. Out of the blue, The renter has offered me an all cash offer, 3% commission, no inspections.

Here are the numbers:

- Bought for $92,000 in 2017

- Repairs for 10K

- Offer is $145,000

- Rents for $1150, $500 mortgage/insurance

If we don't sell the renter is moving out and there's probably 10-15K of reno's we need to do. Tax implication on sale per our accountant is $18,000. I don't have a 1031 lined up bc I wasn't expecting it!

I've considered selling and 1031 for another property, but oh, the interest rates.

I could use the money to pay off two other properties, saving $220/month in interest.

Thoughts? Ideas?
