Hi BP I am looking to do my first USPS EDDM (every door direct mail) campaign. I am not particularly skilled at graphic design and would prefer a quick/ easy template. I am based in So-Cal and want to send out my postcards mid August. Any insight you may have is much appreciated!

Who would you recommend?

Is it worth it to pay the printing company to take care of the mailing as well?

I also just refinanced from 4.5% and am saving $600/mo, plus no mortgage payment for August or September. That money saved is going straight into the "Save for Investments" account.

My go to toilet has been the Waterridge by American Standard dual flush from Costco. They are inexpensive and I haven't had a single issue with them in the last 5 years.

As a real estate investor you will consistently be looking for distressed sellers, it's the best way to find deals. If your market appears to be headed for a downturn, there will be an increase in a number of distressed sellers. Take the mindset that you are there to help people out of a bad situation. If you can help a distressed seller by buying a pre-foreclosure it is a win-win situation. Distressed sellers often just want a way out of their situation, and you can be that way. Look for the deals that will be mutually beneficial, be professional, listen to their story and you can close deals feeling good about what you are doing, with the potential to make a lot of money.

Lawyers Title is the title and escrow company I used in the FSBO transaction. I see how that could be confusing if you are not familiar with the company name Lawyers Title.

I am currently a licensed agent but before I was licensed I participated in a FSBO in So-Cal where I was the buyer. I got the California Association of Realtors Residential Purchase Agreement and filled it out with the agreed upon purchase price and terms. I let the seller choose an escrow/title company and I delivered the signed contract to the escrow company (we used Lawyers Title). The escrow officer was great and walked us through the transaction and let us know what we needed to do each step of the way. Reach out to a couple escrow/ title companies and let them know what you want to do and ask the best way to proceed.

Congrats on completing 2 live in flips! I think a lot of investors get to the point in their investing careers where they have taken action and had some success, but then get lost in the sea of different real estate investment strategies. Now it is up to you to reevaluate your real estate investment goals, find your niche and work it!

Do you have a business plan? What are your short and long term goals? Define your goals and the path you should take will become more clear.

Does the Main house have a Garage? If so could you keep the garage as your space in the main house and rent out the rest of the main house? I understand you want to abide by the laws but is someone going to be checking up on you? What are the consequences of renting the front house to a couple and calling the 4 of you a family? This wouldn't deter me.
