@Josiah all great locations. You can’t go wrong if your numbers are right. A little about the Phoenix market, prices are high right now (that’s everywhere) so you’ll expect to pay more but the appreciation is growing so your property value will increase quickly. We have investors coming from California because of the not so friendly landlord laws there.

@Wendy Black Great advice from Joe. However if you have to sell one of them, I would try to sell property 2 again. It's a sellers market and with HOA increasing its not as favorable. You'll get the cash you need and still have a property in California and Arizona. Let me know how things work out for you

@Ibrahim Yamini pulling equity from your home would mostly be the route with the lowest interest rate in a loan with you having to put 20-25% down on an investment property. It seems your are happy in your home so buying a new primary residence to only pay 3.5% down doesn’t seem like an option for you.

I would suggest you really run your numbers and stick to your plan when looking at properties. Whether its buying and holding, flipping, short term rentals etc. Investing is always a risk but as long as you can manage and account for vacancy rates, you should be good.

Appreciation will be great in Phoenix area but prices are high right now. They are projected to stay high and even increase so buying sooner than later would be best to get the appreciation

Market is hot right now. Do you know what type of investment you’re looking for? Figure out a game plan and stick to it. Prices are high and properties are moving fast but don’t let that discourage you. Run your numbers and you’ll be fine.
