Ryan's Buying is seeking a private investor to fund the purchase and rehab of a single family home located at:
5312 Buckhorn, Cudahy Wisconsin. The investment amount needed is $125,000. You will receive monthly interest payments in the amount of $850 (8% APR) until the property is rehabbed and sold, approximately 3-6 months later.

The investment is secured by the property and will be fully insured. You will have all the same protections as the bank and we all know the bank doesn't lose money.

Thank you!  I do have a solid crew of contractors because I use to own a contracting business myself.  This is why I got into this business because of my relationships with many Milwaukee based contractors.

Single-family residence fix & flip investment in West Allis.

Purchase price: $132,000
Cash invested: $15,000
Sale price: $195,000

We remodeled the kitchen with granite counters, added iron rods where wood fencing use to be. Replaced all of the carpenting and remodeled the master bathroom.

What made you interested in investing in this type of deal?

I knew there was equity in the home, it just needed some TLC.

How did you find this deal and how did you negotiate it?

Milwaukee Auction

How did you finance this deal?

Investor, who made 12% but only for 2.5 months so a total of $4k.

How did you add value to the deal?

I updated the home and made it a better place to live.

What was the outcome?

Great earnings and a happy investor!

Lessons learned? Challenges?

This was a dream house!

Investment Info:

Single-family residence fix & flip investment in Hartland.

Purchase price: $261,000
Cash invested: $100,000
Sale price: $440,000

Our very lucky investor on this property made $1700 a month for 6 months for a total of $10,400! We made this property into a dream home with so many updates and our business was able to make a profit by selling an acre of land for $85k. We made great money on the flip and made a good chunk of change by subdividing the land.

What made you interested in investing in this type of deal?

I knew this property would be all aces when it was finished. It also had land that we could subdivide and earned a profit on that too.

How did you find this deal and how did you negotiate it?

We purchased the property at the Waukesha Country Sheriffs sale.

How did you finance this deal?

The company put 10% down at the sheriffs sale and we found an investor for the other 90%.

How did you add value to the deal?

We turned an old farmhouse into an amazing home for one lucky family!

What was the outcome?

This was a great example of how rehabbing creates value in the community, to the new home owner and the investor on this deal. Everyone wins and gets a little piece of the pie, even the community that we helped gain a beautiful new home.

Lessons learned? Challenges?

We had to spend a great deal of money to turn this deal around and make the home look like new. Maybe next time we will try to not go so high end on some of the appliances.

Single-family residence fix & flip investment in Waukesha.

Purchase price: $134,731
Cash invested: $30,000
Sale price: $237,000

The investor on this property made 9% interest in 5 months, or $1,010.48 per month and $5,052 for the entire investment period. This home was flipped in 5 months. We updated the kitchen, bathroom and created living space in the basement. This was a great project that made the company and the investor good money in a short period of time!

What made you interested in investing in this type of deal?

I checked the areas comparables and knew their was equity in the home, it just needed to shine on the MLS as a great opportunity for a FTHB!

How did you find this deal and how did you negotiate it?

Sheriffs Sale, bid $1 more than the bank.

How did you finance this deal?

The company put 10% down then I offered the deal to one of my investors.

How did you add value to the deal?

My investor made a good chunk of change and the new home owners received a great home for a fair price.

What was the outcome?

The home was only on the market for 12 days before it sold. The investor made money and so did the company.

Lessons learned? Challenges?

We had to help the previous owners move out before we could begin working on the project. I enjoy helping others but it did cut into the rehab time.
