@Mark Smith Thanks very much for the advice. Will need to figure out how to get the hallway lights on a separate meter. I'll also look into grants as well to see what's available in PA.

Greetings Bigger Pockets,  

I purchased a property where I pay the electricity bill for the first floor tenants since the electricity is shared with the hallway lights. The bill however has increased by 35% over the course of 1 month.  I know that the months are getting colder and tenants will need to make them selves comfortable however the increase of cost is concerning. What can I do to get the cost down? What would you recommend?

Greetings, 

I am looking for a property manager that will work in York, PA. I would like for this person to also have their own rentals in the York, PA market as well and can recommend reputable handy people and contractors if needed. Please reply to this post and let me know as I am currently exploring a property in this area.

My tenant owns a cleaning company and wants to move out of the commercial space in order to move into a smaller and more cost effective apartment.  The tenant will clean the common areas of the building twice a month to get out of the commercial lease.  What are your thoughts about writing the new lease to include that her the cleaning service is a part of the agreement.

Also, I rarely ever see a lender accept an appraisal they didnt order themselves or through an AMC.

Currently pursuing a multifamily commercial investment and the seller is requesting that buyer (me) provide the seller's lender a copy of the appraisal report that the buyer purchased in order to secure a loan with a local bank. What are your thoughts about the request? I find it strange that the buyer would have to provide the seller with a free copy of the appraisal in order for the seller to be released from their blanket mortgage. Is this common? What would you advise?
