Should a lease include a service provided by tenant?

My tenant owns a cleaning company and wants to move out of the commercial space in order to move into a smaller and more cost effective apartment.  The tenant will clean the common areas of the building twice a month to get out of the commercial lease.  What are your thoughts about writing the new lease to include that her the cleaning service is a part of the agreement.
