I am about to move to Dallas and I d like to have your thoughts on where I should look for rental properties delivering positive cash flow and offering good opportunities for growth ...kinda asking for where to find a unicorn.

I am talking about the Dallas metro area not just Dallas proper

Hi, This is my very first post/question on biggerpockets.com! What if my NJ tenant breaks my lease in the middle of it? I checked it out and it seems like he/she would be responsible for paying the rent until the end of the lease (If I show that I have made reasonable efforts to find a new tenant) or until I find a new tenant. Do you guys confirm?
