Hi Guys: How much would you spend on a bathtub replacement: labor + materials? For a rental of course

Hi,

168,000 - 80,000 = $88,000 cash payout to you. Agreed but then the renovation is to be factored in. Shouldn't it be

$88,000 - $80,000 minus closing etc.... So it is more like the total payout would be in the range of $5,000. Am I missing something here?

Hi Guys: do you have a good attorney to recommend in Cincinnati OH? Might have to do my first eviction

Tks

Hi Guys,

I have properties in multiple states and for each and everyone of them, I had to sign up for a "standalone" type property insurance. I feel like I am paying retail and I am wondering if there is one or several insurances out there which can write one policy to cover them all or at least bundle all my properties in some sort of a multi policy package where I can save.

I contacted a few agents but got nowhere and I was wondering if you had any luck in that field.

Tks for your response,

Nicolas

@ Peter: Tks for your feedback. Are you at liberty of sharing that list of yours? You can pm me if you wish

Hi Guys: Thank you so much for all the great feedback. I will eat the $75 and make sure next time that I am as educational as possible with my tenants!

Happy Thanksgiving

ps: Yes, I will check why the power went out...

Hi Guys,

I got a funny one: My tenant called me yesterday to let me know that there was no more power in one of her bedrooms. I asked a few questions before deciding to send my handy man.....Well it turns out that all he had to do is go to the breaker box and flip the fuse back on...This costs me $75....

I should have asked my tenant to check the breaker box but I wonder if checking the breaker box is one of the basic things that is expected from a tenant. If so, can I charge her the $75 for negligence?

I looked at the lease but it is not clear. The one paragraph that would remotely be applicable would be "The tenant shall pay for all repairs, replacements and damages caused by the act or neglect of the tenant",

If you have any feedback, please share it. This apt is located in NJ

Tks

Nicolas

Post: CPA & attorney in the Dallas metro area

Hi Guys, I went on a purchase frenzy this year and I think it is really time for me to sit down with a good CPA and an attorney to discuss the best option to protect my family and personal assets from the risks associated with owning rental properties. If you have any suggestion of a good CPA and attorney that are specialized in real estate investors and preferably located in the Dallas metro area, I am all ears!!! Thank you for your help
