Hello everyone. I'm about to bring my MTR Live and i don't have any kind of insurance.... any recommendation for a good insurance broker? I also have a company car that I can bundle in...

I'm almost done, I can't wait to finish furnishing it and hitting the MTR market to see what happens

I would go to real estate group meetings and start talking with everybody... Find just one investor that is buying, and make your life abut finding him a property... if you do, you get your first sale and probably he will love you...

... some people wont like this.... but probably you are better off changing the sewer lines yourself using some YouTube and google than living with cast iron pipes... Of course getting it professionally done is better...

I changed the sewer lines myself... it was a total gut... kinda hated the work... and I definitely hate crawl spaces... not the best experience, but ended up good and inexpensive (money wise... at least)

Do some networking at REIAs and BP. Try to find somebody that might help you when in pain…

The real learning comes by doing… I’ve learned a ton doing my first rehab. When you have to solve a problem tomorrow you are really motivated to learn something you know…

The most critical thing is a reliable ARV and to make sure you buy low enough…. find somebody that can refer contractors if you are not handy enough, again when you need an electrician by Monday or else… you'll find it but is easier to have somebody to relay on

Don't worry too much about flip vs long term rental LTR, MTR or STR


the market has the final word and you will deal with that when the time comes

Also try to reconfigure the bathroom... if all walls are non load bearing you may be able to fit a bathroom and a hallway without mesing with exterior walls...

take a tape measure, pencil and paper and try every single possible combination.... look for floor plans online... i love this webpage https://www.dimensions.com/ele... for me the minimum bathroom is 9 by 5, 5 being the bathtub

I had a similar issue on a rehab, but the second room only had access through the first room... both on the side of the main entrance and living space. The house had a front porch so I extended the living space over the front porch (full addition) and just added a new door :) 

It was a full gut renovation so marginally wasn't to bad... but that and the extra bathroom made the fix up have sense... from awkward 3/1 to beautiful 3/2
