I've just found out about Privy (www.getprivynow.com) and keyglee.com haven't done a deal with them yet...

evaluate your market, probably is just too small....

try to find good whole sellers...

look for properties you like and leave them a hand written letter.... (about every 50, 1 calls you back)

don't be afraid to write low offers, literally you loose nothing...

if your market doesn't have properties that fit your criteria, one of those two is wrong. If the issue is pricing... offer what makes sense to you, if they get offended with your offer, they are not your seller...

if none of that works, try adjusting your costs and numbers

... partnerships are like marriages... a bad partnership is worse than a bad marriage (am there) just have all expectations in writing with the consequences of not meeting those clear! always have the worst case scenario in mind.... they can disappear and leave you hanging. Treat your partnership as a formal company, do the due process, have stuff in writing... don't make the decitions and stuff personal, is a business transaction in which the common goal is an entity of itself separated from you as individuals....

Partnerships are good, they bring synergies and potentiate your growth, but be thorough, crystal clear and put EVERYTHING in writing, words (opinions, verbal compromises, intentions... etc.) are worthless when S** hits de fan

I found my first guest through Airbnb, just add the 30 day min stay feature, also listed on furnished finder but got less interest

I plan to use the lease from bigger pockets and Rentredi both included with pro if i get a guest from outside airbnb

ARV and purchase price+rehab seems to close... you are getting some risk there that is not clear you are being compensated for.... owner financing sounds good though, and I'm not sure about your out of pocket expense... look for an Mid term rental option.. like in furnishedfinder.com or on long term airbnb to see if you can cash flow the property... but get your inspections to see if you can bring the property price down...
does it has a mortgage? can you do a subject to with beautiful interest rate? kinda find some more meet on that deal

First... don't rush sell your place, think about renting it out... if pipes are an issue consider pex... they don't burst when frozen... just don't lose a bunch of money selling on a hurry....

Numbers wise Tampa makes sense, it was the second or third best place to invest in the US after Atlanta area... but it depends on your needs... Boca Raton and Fort Lauderdale has a lot to offer on the quality of living side.... i might be biased I love south Florida...

You can try Atlanta REIA and Georgia REIA. Atlanta REIA is a nice community, and so I've been told about Georgia REIA.

Look for mid term rentals, they can provide better cash flow, more work though. the BP podcast has an episode (or two) with Zeona McEntyre and Zarah Weaver... they also wrote the book 30 day stays.... I created my listing about a week ago on Airbnb and got my first book for 45 nights.... it looks interesting... i don't have enough info yet.

Hello BP community! I watched a video of some folks that makes pre-fabricated homes and deliver them... I have a property with a quite large lot (1/2 an acre in Atlanta) and I'm seriously thinking about building an ADU to rent furnished for 30+ days stays....

Is a prefab home something non permanent that does not require permits? something like an RV that you just park and rent? do I need permits? can I get crazy and fill the place with those? (ADU "code" says that it has to be on the back of the property, but is this pre-fab thing more like a vehicle than a building? can I have more than one? I have a massive front yard, can I put one on the front?)... sorry my mind went happy :)

I truly welcome your spears on this idea....

What is MTR??? 
It stands for mid term rental, furnished rental for 30+ days good cashflow less management than short term rental

An ADU in Decatur sounds really nice... you got Emory all over the place... I kinda wish I were in your position... check really well your competition and make the best space you can....

time works in your favor.... is not that you can materialize an ADU instantly... I don't have much info about the project, but you can do it step by step even if it takes a while... is better to start than never do it... 0% apr cards a great, store cards are also good... I have like 7K on an IKEA card at 0%.... you can also get a hard money loan (HML), am sure its worth it... contact the David Greene' one brokerage...

also talk to your family and friends... HML are at about 12%.... am sureyou can find omebody to loan you money for 10% a year...

The cost of building versus the value you grt on funished finder is amazing... am sure your numbers would work out...
