@Trey Knight understand we live a world with the opportunity to grind 24/7. Your mind, actions, and priorities appear to be in tuned. Family is everything, keep that a major priority. I understand the early stage of the journey regarding W2 job still required. Having a solid W2 has been a great tool for my investing start up. Fitness is a major lifestyle for me and one that I will not sacrifice for short term wins. As you may know real estate investing is a marathon. I see so many successful real estate investors that I look up to have to use there wealth to regain their health because health was something they chose to sacrifice. If exercise makes you happy/fulfilled do not sacrifice. 

As @Charles Soper mentioned sleep is an area where hours can be gained. You can live on 6 hours of sleep and still have your family, W2, fitness, investing, and education. It doesn't seem to be about how extreme to take your lifestyle but being patient and juggling these priorities for years. Run your race at your pace with a strong real estate end goal and you'll juggle your way across the finish line happy and fulfilled. Stay patient, embrace the journey.

Welcome @Dillon Kidd! Great work on making the decision to pursue your real estate investing journey! In addition to your books and podcast your in the right place. BiggerPockets is full of valuable content and a community willing to guide/help. I have been a Mechanical Design Engineer for 9 years now. Its not work when you love what you do. I've come to conclude the having a solid W2 is a great tool to have on your side along your investing journey. I wish you success!

@Nick Mulligan That's great that you are taking action regarding your real estate investing journey! Listed properties on the web is an option that has worked and still works for many investors. Another source would be to take your action to the another level and build relationships via networking. Relationships with existing multifamily owners, property managers, brokers, banks, or even contractors can lead to "pocket listings", properties for sale prior to listing or before considering selling. Get your name out there enough and you may get referred to as a potential buyer.  I wish you success!

Great work on the acquisition @Sohrab Ansari! I agree with  you @Seth Ferguson regarding being accountable for clear expectations that should have been written and agreed upon. Perhaps a second draft of expectations is required for clearing up interpretations. 

I can not help but to consider cost of services as well. "You get what you pay for" Your expectations may be satisfied at a standard premium fee elsewhere.

Hello BiggerPockets Community! My name is Nick White. My profession is Design Engineer and my business is real estate investing. Born and raised here in Tulsa, no place like home. My introduction is long overdue. 

Currently closing (as seller) on my first fix-and-flip property in Broken Arrow, Oklahoma. Great experience with remaining learning to go with this project. 

Flipping is great to have in my arsenal. However, I will not make flipping my business. Currently I am aggressively establishing acquisition position to begin developing buy-and-hold portfolio consisting of residential multifamily (3-4 unit) and commercial multifamily (5-20 unit). 

Along with analyzing opportunities, establishing relationships via networking has been exciting and looking forward to more! Glad to be here, BP (no place like home)!
