Hey Miles, congrats on finishing college and doing in just 3 years that's awesome. My recommendations would be definitely try to get another job and save up as much money as you can. As well as doing what you said by analyzing properties daily, this can help a lot with understanding your local market. 

The best way, in my opinion, to get into real estate is through a house hack as I'm sure you've heard a lot of people say. But it truly does hold a lot of power and can be a great resource to get started and grow your REI journey. Look in to see if you can get a 2-4 plex or a SF house that you could rent out other rooms to friends, etc..

Hi Herbert,

Congrats on your first deal! I also closed on my first house hack a couple months ago and had to get a tenant out of the space that I was going to be living in. When I got ownership of the property I simply let the tenant know, that this is their last month they can rent here then will need the space for myself. You have the right to do this due to the month to month contract. I'm not sure if the other units are rented but if not maybe you can offer to relocate them to one of your other units.

I as well felt overwhelmed with REI and BP. I've listen to the podcast for a long time now (off and on) and like you said the concepts can be very good but broad.

I've learned that doing what you doing right now (posting on the forums) or just reading through the forums is extremely helpful. There are so many experts that provide help within hours whenever you have a question. 

Don't be overwhelmed, your doing the right things.

Welcome! Your in the right spot. Best thing to do right now is to learn as much as possible. There is so much good and free information on BP you will learn a ton. 

I would definitely recommend start researching and learning your local market and house prices vs rent and different comps. Research through Zillow or by a local agent can help a ton. Then I would just practice analyzing deals. You can do this through BP calculators or other ones online. Just learning the different numbers with regards to REI can help your process a ton.

I just closed on my first house hack and first investment last month. Those upcoming days and weeks are very exciting but definitely nerve-racking. I paid over asking as well, but if the numbers work, they work so I wouldn't stress to much. To Mr. Greenes point you have a lot of acres definitely potential to make an ADU down the road. The house I just bought already had one in the back that I will be able to live in for free! And when I move out in a year or two that rent will be completely cash flow.
