Post: Why would someone put a blanket deed on their property w/ an LLC?

I understand there comes a later of protection between entities, personal and estate. Are there other reasons why someone would do that? There is a building I walk by every day that I want to buy. I found on public records that "Me investments LLC" bought it in 2015. It's in shambles and I objectively reviewed this project as worth going after. I am going to approach the homeowner/investor and would like to understand as many perspectives as possible before approaching them. Thank you all for your time and appreciate any feedback!

I am a wholesaler in Levittown and currently have a property available. PM me for more details. It is the basic Rancher and an easily flip. I grew up in the area as well so please feel free to reach out with any questions.

Pratik P. Thank you for the input. That is very helpful and I will be sure to be clear with my verbiage and communications when dealing with sellers. I definitely see where John Is coming from too. If I were a seller I would want that sense of security from a buyer.

I'm currently partnering up with my GC on a flip so I will be Wholesaling all the deals in my pipeline until this flip is completed.

Not at all. I intend to use my buyers list to wholesale the deals. I am Wholesaling because I personally do not have the funds to buy cash.

When putting in offers on homes with the intention to wholesale, does one need proof of funds before getting the PA signed?

Hey BP Community, I want to say thank you to everyone here, for I have learned so many life lessons and still so much to learn. I put money out for some education, but this is always my main source of information. The Podcasts are incredible and it's apart of my running routine. With that said, I am structuring a Wholesaling Packet for the Seller to help them better understand my cash offer. Does anyone have experience with this, and if so, what would you suggest I include in it. So far I have added Comps, repair cost (things they don't have to pay for to sell), and the benefits of selling for cash. I feel like I may be missing something and would love any feedback. I scrolled through the forums here already and didn't find much....

That's what we are trying to figure out. How to structure our finances for us to close on a property.
