My wife and I have bought a home to flip and the renovation budget is small and we are wondering how it would be best spent.  The  home needs updates in the kitchen, baths, flooring and though it is a 4/2 there is no true master suite.  Needing advise as to how spend 10-12 thousand on this home.

I am looking to see what other BP investors set as their minimum profit criteria on flipping a home. I tend to set a 10% of ARV unless it is a simple no fuss home that takes little money in renovations. Just wondering what others do.

Hey all. I have made an offer on my first short sale and was curious as to how long does it take to receive a decision from the bank. If any of my fellow BP peeps have bought a short sale I would love to know your timeline.
