@Johnny Heiss I live in St Augustine so I am looking in the NE FL areas. St Johns, Flagler, Clay, and Duval counties mainly. I am looking for SF homes or small multi family to BRRRR. I considered Putnam county as well but don't think the rental income there is stable.

Thank you Frank for the advise.  That is exactly what I intend to do.  I have started using Brandon Turners 90 day goal routine to keep progressing in this business.

@Frank Patalano for me I am brand new to this and I think it is in my belief that I can succeed. My lack of belief probably stems from lack of knowledge and understanding of all the moving parts. I am learning and sooner or later I will take the leap of faith.
