@Jack Medford I am planning on two different strategies:

1. Buy all cash and pay for repairs... then refinance to get the money out.

2. 20% down, traditional financing for the rest and repairs.

What have you had success with?

I am gearing up to invest in duplexes, triplexes, and fourplexes in Milwaukee, Wisconsin. I am going with a buy and hold strategy and I will be investing from out-of-state because I live in Southern California... My goal is to make anywhere from $200-500 per door... I have done quite a bit of research and have narrowed down my target zip codes... Of the zip codes listed below, which ones would you take off the list? Which ones do you feel are the best?:

I am looking to buy duplexes, 3-plexes, and 4-plexes in Milwaukee, Wisconsin... Specifically, I want to buy in C-B neighborhoods... goal is a buy and hold for cash flow. What zip codes have you had success in and would suggest for an out-of-state investor like myself?
