Milwaukee, Wisconsin - Zip Codes

I am looking to buy duplexes, 3-plexes, and 4-plexes in Milwaukee, Wisconsin... Specifically, I want to buy in C-B neighborhoods... goal is a buy and hold for cash flow. What zip codes have you had success in and would suggest for an out-of-state investor like myself?

Although I have yet to acquire the consensus among most Milwaukee investors is to stay out of the 53206 zip code unless you are @Shawn Ackerman- haha!

There is also a short book on zip codes by @Dawn Anastasi called Investing in Milwaukee. Short and to the point about the different areas.
