@Alina Trigub @Mike Taravella Thank you both for your kind words. I am taking your advice to heart and have been reading no-stop as well as watching videos/podcasts as fast as I can. However, I know that none of that replaces experience. Call it foolish naïveté but I am anxious to do my first "deal" whatever that may be. I am sure you will hear of my follies shortly.

 I’m not thinking of any particular deal. I’m trying to get into real estate investing and many deals don’t seem to make that criteria.

If you are not reliant on the income from the investment property how strict do you apply the 1% rule?

Hello all. I’m new to investing and to BP. I have a good job and make a high salary. This I have capital to invest in a first or second property but I’m dumb. Given that I have a good salary and don’t need the income from the property should I still insist on the 1% rule. Thanks for any feedback.
