@William Clark that's great news, thank you for the insight and encouragement. I have definitely seen properties sell the same day they are listed. I tried to put an offer in on 2 different properties on the Northeast side - both sold the day they were listed. No one talks about how hot a market San Antonio is!

@William Clark Thanks for the great info! I am also searching for my first duplex in San Antonio, exciting times. What kind of neighborhood do you consider the northeast side near Randolph Air Force Base? West of 1604 & south of 35?

Welcome @Alejandro Garcia ! Flips are a great way to stay in the LA market. Focus on distressed properties for greater value-add. This can also protect you if there is a dip in prices, since we're probably closer to the peak than the valley in the current cycle. 

I heard on a BP podcast that a great way to start is to volunteer to help other investors with their flip projects. Volunteering will give you hands-on experience and networking opportunities. BP is a great place to reach out to such investors. Good luck!

Good luck & great first steps! How are you planning to hold these properties? In your personal name? Through an LLC?

I see good deals in OKC and also agree with others here that the Midwest has great opportunities for cash flow.
Choose your market based on your personal goals & criteria - appreciation/cash-flow/demographics/employment etc.

The beauty of REI is that everyone can find a market and property that works for them - the hardest part when starting is figuring out what will work for you!
