Welcome to Bigger Pockets Andrea,

The Bigger Pockets podcast is fantastic and it has a ton of episodes to choose from, It is more detailed about the numbers and specific methods than any book I've read so far the blog is great too.

My personal favorite book is the Millionaire Real Estate Investor by Gary Keller and Jay Papasan, Both of those two have a ton of Real Estate Knowledge and its an interesting book, additionally the audio book is high quality. 

Lastly, Like Billy said, start making connections with lenders, investors, and Realtors in your area. Identify exactly what kind of deal you are looking for, exclusively buy and hold? Multi family? Single family? Once you do that you should start looking at real things on the market in the area your interested in and get a feel for what is out there so you know what a good deal looks like, even if the MLS doesn't have the deal you're after it will help you understand whats out there.

Thanks everyone for the input so far, I really appreciate you taking the time. I plan on speaking with the seller a bit more about it this week to explain the best way for me to get the most money is to tour the inside, even if this is after the contract has been signed with a contingency on the inspection of inside. We haven't met in person yet so I am hoping I can explain in person and get a better idea of what the concern is. I have seen the tax records to see whose name its in already. I will keep this updated.

Hi, 

So here's what is going on: I am working with a seller who has a home in an equity position but needs to sell the home very soon. The problem is that the seller would rather let it go and lose the equity than allow a showing prior to closing because it is occupied by family and they don't want stress on the relationship. I have seen the outside and it needs work without a doubt. I won't be purchasing the home but would like to facilitate a deal.

The house has plenty of equity but my question is this, what kind of discount would it take for you to consider purchasing a home without seeing the inside? Would you do it at all?

I would love to hear from fellow Seattle and Snohomish investors especially. My estimate on the exterior repairs is around 25-30k and my assumption would be the inside is probably about the same too but the ARV would be up to 340k depending on the quality of the flip.

If the deal is right you will be able to find a way to make it work. I've spoken with a few investors in the area recently that were looking at my 4-Plex depending on the deal they might be interested in something like that.  I wouldn't mind making a few calls to see if somebody is interested or getting you in contact with them. I'll send you a message.

Somewhere between 750 and 850 depending on the amenities 800 is quite common. I'm working with a 4-Plex in the area now actually. Let me know if I can be of assistance!

I agree with Ciprian. I know that you can find a property that will rent for more than that for 650k. You could find a property that will rent for that much with 375k on the MLS, if you refinance you might get you're mortgage below the rent and have some cash but I still doubt it will cover the expenses meaning that you'd be paying out each month to have it. I know you could do much better with 650k.

Especially with the goal being to retire soon, I think you will want the best return on your investment possible.

I was checking out your website and that is very interesting, would be cool to find out more about how it works. It looks to me like you basically advertise listings in either Mandarin or Cantonese for agents here in the US? is that right? Do you get a lot of traffic from Chinese buyers compared to other sites? I guess I'm just wondering what resource most people there use to find properties. I am interested since the market here in the Seattle area has so many buyers from China.
