Greg, thank you for sharing your situation in this discussion. I am also new to REI and looking to get creative. I highly suggest BP Podcast #366 - 0 to 40 doors in 2 years with $1k in savings. In it, Henry goes over how he built a portfolio quickly with little to no savings.

I, too, live in an expensive market and feel your pain. He is in a much different market, but the episode is very inspiring into how we can get creative and find a way! I wish you all the best and I hope this discussion continues.

@Javier Cuevas Santos I am still doing the research before jumping into my first property, but doing so in MA has been interesting.

I have considered looking out of state for better cash flow and lower prices for a first investment. How has it worked for you so far?

Ethan - great post, I am wondering the same thing. To those who have found 1% properties in the Boston area, how expensive were you looking at? It seems even in the Dorchester area it must have been north of $600k? I have been looking further out of the city for these reasons. Still trying to scope it all out for my first purchase. Would love to connect with anyone in the area!

Craig, thanks a ton for your response! I appreciate the steps you provided, and am certainly going to be a sponge to all I can on BP and beyond.

It seems you started by using the house hacking strategy, and stay primarily in CO. Do you do any out of state investing? How is the Denver market for cash flow?

Hello everyone! I am new to the Biggerpockets community, although I have read a ton of discussions, articles, and Brandon's book on how to invest with little (or no) downpayment. I am not new to investing in general - I have a passion for stock/stock options trading, but I have always loved real estate and now have caught the bug to make it a reality.

I am in the Boston, MA area, and realize the market is very expensive. I am not looking to leave the place I live right now, so FHA, 203(k), house hacking, etc. are off the table for now. I still want to manage to put very little down (use others' money), but I am willing to put in a little extra work to do so - I read how you can find great deals and include contracting in loans.

My main goal is creating cash flow, and building up a portfolio over time. Is this possible in Boston, or in MA in general? Since I want to start small, should I go out-of-state? How would I know where to go? I welcome all insights and strategies. Please let me know if I missed a key goal to help you answer my questions.

I saw a couple posts in the past about the Greater Boston area, but nothing too recent that I found. Also, with COVID going on, another main question I wanted to ask is how should this affect my entry to the real estate investing world? Hold off? Use it to my advantage? How?

Hello everyone! New to the Biggerpockets community here, this was a very helpful thread.

I see everyone has their own niche, opinion, etc. I am looking to get into a property in MA for the purpose of cash flow. My two key things are I do not want to leave my apartment in the city, at least for a couple years (so no house hack or FHA), and I would like to put as little as possible down (I see it can be possible from Brandon's book about investing with little (or no) down payment).

I know this is asking for a lot, especially in MA, so is it even possible to do here? I have also looked into out-of-state markets for a first purchase, but I would ideally like my first real estate investment be where I can get to it, see progress, etc. I am open to the property needing a little cosmetic work, which I would like to package in the loan.

Can anyone provide me insights? Am I asking too much? Any help is very much appreciated!
