Hey everyone - I am in the Boston area and have done a ton of planning and research to prepare to house hack in the next year. Recently, I switched jobs to scale my career and do something I'm passionate about - it is more commission based and in a different industry.

I know FHA underwriting looks for 2 years of work experience in a given industry, as well as a steady salary. Given I still have the money to house hack a 2-3 family in the Greater Boston area - how do I get around the FHA qualifications? I do not want to wait 2 years to invest.

Portfolio Lending seems like an option, but I am not sure how much you typically need to put down or what the rates in MA are for this?

What other options would allow me to qualify using my savings and commission payments? Thanks for any creativity and/or experience!

@Olubiyi Ojo I highly recommend grabbing a copy of @Brandon Turner's "The Book on Investing in Real Estate with No (and low) Money Down". It is where I started and was a staple for me to grasp all of the basics for getting started in real estate investing.

I'm in Boston as well, and it's certainly not the easiest market to invest without a lot of money. However, as Brandon will say, there are deals wherever you are willing to make them work - everything has it's home run price. It's all a matter of getting creative!

Most people will highly suggest house hacking for getting started, and that is what I am planning to do.

Hope this helps give you a place to start.

I do agree with most of the points here, and I do think there will be a "new normal" but I think that this normal will have a curve, and will even out with due time. Meaning, I think people will eventually return to what they were doing to a degree, even if it's a few years after a vaccine, people get more comfortable going back out, etc.

I just think there is too much opportunity, research labs, talent, night life, all sorts of things in Boston (and other cities) that will never cease to attract people.

But again, to your point, I think this current situation will affect things greatly. One thing it could present for us is great opportunity - if people flock from cities in the next year, we buy low, few years go by and people migrate back, it could work out well. Just one way to look at it!

Hey everyone - I am doing as much research as I can to find deals for my first house hack. I know Brandon, many members on here and the podcast, books like the Millionaire Real Estate Investor, etc. all talk about marketing to find off-market deals, and how critical it is in the investing process.

It seems that most of the time wholesalers are the ones using these methods (direct mail marketing, drive for dollars, sending mail, cold calling, etc.) - does anyone use these techniques to find house hack deals too? 

Or are you using agents mostly? They seem especially helpful for navigating markets and deals as a new investor, but I'd like to hear what others have found success in.

I am in the Greater Boston market, so I'm looking for any way I can to find deals.

Welcome Raisa! I am a newer member as well here. Thanks for sparking this discussion and sharing your insights as well. I am focused more on the South Shore, but facing similar pains.

It seems like MF has been largely unaffected by current events thus far, but maybe we will see some buying opportunity in coming months.

Welcome to BP Brendan! I am new here myself, and looking to get creative to begin real estate investing as well.

I'm also in the Boston market, and have been analyzing as many properties as I can. It seems that supply is low right now, and that prices have largely been unaffected in Boston by the current events. I am very interested in the same questions you are.
