I also second the recommendedation for golden trust and title I just used them for my most recent closing they are reasonably priced and very thorough. That is if you decide not to use Liberty Title for closing.

You might want to look at Erie Insurance they are very prompt with claims.

I started out with a rental property first. My thinking was that the more liabilities I have the harder it would be to invest. I don't make 6 figures so I had to make a tuff decision. I am happy I did getting started as an investor it is a great feeling and it opens your mind in a lot of ways to more investing opportunities and I  happy I did it. Happy Holidays and best of luck!

@Joe Bruck it's going well the guys are a little slow, but I should have the demo finished this weekend. 

it might be diffcuilt to do you may have to bite the bullet and pay for tenant placement. A little tip that has helped me is actually going to tenants that qualify to rent your property current residence. How they keep their current home is how they'll keep yours you'll be surprised at the amount of people that don't even clean up even when they know you are coming over. You may want to see if your perspective tenant placement service does home vist some do and with you managing from out of town it may save you a lot of headaches just my two cents good luck and props to not letting distance stop you from making it happen.

21206 not 21213 is bel air Edison. 21213 also has nice rental negiorborhoods sorry for any conufsion

If you are buying rentals and comfortable with section 8 the bel air Edison area can be nice that's in 21213. 21218 and I am currently rehabbing a brrr deal in 21216. 

If you go the section 8 route you can check this site for what kinda of rents you can expect. IMO it is hard to get those max rents from section 8 so I would run my numbers on getting a couple of hundred dollars less in rent.
