I would use golden tititle and escrow they have a lot of experience dealing with real estate investors

Go to the Baltimore Reia and go to meetings. Look on the calendar on their website try and go to the main meeting, but make a effort to go to the “Harford Meeting” that’s the meeting where a lot of the big fish go where you might be able to find a mentor. I know there are some flippers who are experienced who would be willing to mentor for a split of the profits of the flip around Baltimore you would have to in most cases have at least the funding for the deal lined up before they would partner with you though. I have had success using a site called list source to generate a list of property owners that fit the criteria I am looking for. Then I use yellow letters.com to generate and send the letters. When I send a thousand letters I will get about 10-40 calls back. You have to close on one of those 10-40 people to make money and that list and letters for a thousand people is about $700 so it can be expensive and you may have to be aggressive to close a deal as there is a lot of competition for some properties. Hope this helps.

Hey, I have a property off the alemdea in the 21218 zip code which is the east side. I also have a property on the west side that I am currently rehabbing in 21216 not that far from mondawmin mall in an area that is like bel air Edison. I invest for cash flow now that I am on both sides of the city I guess I'll get more of an Idea on how areas vary within the city. I will say my rents and cash flow are projected to be better on my west Baltimore property we will see once the rehab is actually completed. 

Hey Andre I'm a newbie in Baltimore I am member of the Baltimore Reia if you are looking for mentorship I would recommend going to the strategies south meeting out in Hartford there are less newbies because it is so far and you are more likely to meet someone who can mentor you. You can look on the Baltimore Reia Website to see when the next meeting is it's usually in the beginning of the month I believe the next one is on the 5th of February. The Reia also has an inner circle membership where you can get mentored by some of the local investors depending on your real estate niche it does cost money to join that program. For fix and flips you can look outside of Baltimore City into Baltimore County as well. Places in the county like pikesville have strong ARVs and home owner neighborhoods you would have to do your due diligence on specific addresses to make sure the deal works as a fix and flip, but if your willing to go into the county there are nice suburban neghiborhoods that would work well as fix and flips.
