Currently seeking experienced Equity Partner for a 14 unit off market deal that I've found just north of Austin, Tx. The building was built around the 70's, is completely run down and 100% vacant. Would be a heavy value add deal. 

I've underwritten the deal under the BRRR calculator tool here at BP and the deal shows to produce a 54% COC return, $1,584 CF per month and a 222% Total annualized return if exited in year 2. Total Cash needed at acquisition would be about $270,000. I have already physically toured the property and estimate about $220k needed in renovations. But I would really prefer to have a partner with more reno. experience to help confirm my rehab estimations. 

I am a full time Commercial Realtor in the Houston area, I specialize in finding off market MF deals for my clients. I have the experience and knowledge to find good deals, but this time I'd really like to use my skills to acquire my first MF investment property for my personal portfolio.

I have a situation where I have found a MF deal and found a buyer who is interested in buying it. I would like to hold the financials and rent rolls close to my vest until I get the buyer to sign an NDA agreeing that I will own a small % of the deal in exchange of me taking over the property management. What form would I use to ensure that me releasing the rent rolls and financials are contingent on me becoming a partner in the deal?

I've located a 16 unit MF property in Montrose with light value add upside. Priced at a 7 cap, average market caps in this area are about 5.5cap. Current employed management will stay with the property. I'm looking to rep the buyer for this deal. - Nick
