Procuring a deal and guaranting partnership in a syndicated deal

I have a situation where I have found a MF deal and found a buyer who is interested in buying it. I would like to hold the financials and rent rolls close to my vest until I get the buyer to sign an NDA agreeing that I will own a small % of the deal in exchange of me taking over the property management. What form would I use to ensure that me releasing the rent rolls and financials are contingent on me becoming a partner in the deal?
