Hello all. Ive been hovering around a lot over the past few months and finally have things flowing now. I' in the Lafayette market wholesaling with buy and hold on my list. I am scheduling a direct mail campaign to Baton Rouge and would like to network with some local people who would like to work together on deals. Although not doable traveling to Baton Rouge is not my favorite option so boots on the ground there could create an effective team to make stuff happen. Looking forward to growing relationships!

@Richard Holzhauer I order my mailings from a direct mail company. I personally use go big printing. They print and mail certain pieces and send certain pieces to you to mail out depending on preferences. Your personal budget determines the rest. If you can afford a bigger mailing go for it if you think you can handle it, if not start small and when you make money put it towards more mailing and grow yourself by doing business.

This is a very BIG question. How many names and letters depend on where your mailing to some cities are big some are small. If it is big how many calls can you handle? spending $10k on mailing may get the phone ringing but your probably going to miss a few. I personally am trying to get to 3000 mailers per month because i think that is a fair amount to cover my areas I'm currently in. The frequency could be any where from weekly, bi weekly, monthly or any other way you can think that coincides with your mailing campaign. My first batch was 300 mailings and my first round of budget money was 1k thats about all i remember from the first mailing though. I know this isn't  a direct answer but it will be hard to get one because every single member here is in a different situation.

@Wade Stahle IF you plan to scale business to a larger level do you think you will continue to hand write? Also it seems to me like it would take more time to run figures on every letter I send out when I do not know if the seller even wants to sell. Tire kickers are going to be inevitable no matter what. There are motivated sellers out there you just have to find them and the only way is volume. Even when a seller does not agree to your price and turns you down some will call back in a week, month or year and realize you were being fair and sell you the house. Also depending on the type of people calling you and their motivation you can reassess who you are mailing to. I hope this helps have a great day.

I used to have a date 30 days out however recently lost a deal because title work needed more time and the seller would not grant an extension.  Now I have added this to my contract instead of a actual date. Good Luck!

4. CLOSING. Closing shall take place on or before 30 days from the date signed below by Seller. Seller grants any extension needed to clear title or complete closing documentation.

Im in lafayette but looking to branch to other cities. Have y'all seen much movement in the area? I would be interested in working with others in the area because I live so far away.
